Gas to electric conversion (SILA Heating & Cooling)

Gas fueled, ducted heating system replaced with state-of -the-art Mitsubishi electric mini-split system. System components: two heat pumps outside with branch distribution boxes inside supplying eight mini-split units located in the family room, living room, sun room, dining room, and four bedrooms. Units are individually remote-controlled with four modes: heat, cool, dry (dehumidify), and fan. The system has a 7-year warranty (6 years remaining) which includes a free annual inspection; most recent inspection: 3/15/24. For supplemental heat, see Electrical section below. Original ERV system modified to provide supplemental, naturally tempered, fresh air directly to the family room (wall grille) and to the living room (floor grille); run time set by an adjustable timer in the utility room. Gas supply line to the house remains; National Grid has scheduled meter removal.

Plumbing (SILA)

Gas water heater replaced with high-efficiency electric heater with leak detection system and a motorized valve for flood protection; mixing valve on hot water provides extra capacity. New PEX distribution piping; new copper lines to water heater and ice maker. New tub/shower units in two full-baths; new pedestal sink/faucet in 2nd floor bath; new faucets in 1st floor bath and kitchen; new wet-bar sink; new washer/wash-box and dryer/vent.

Electrical (Four Star Electric)

100 amp panel added in utility room to supplement existing 200 amp panel. Additional 100 amp panel in garage. Thermostat controlled heaters added in the wet-bar area, half-bath/laundry, and utility room.

Thermostat-controlled Schluter Systems DITRA radiant heating added in both full-baths. Garage heater repaired and thermostat added. Receptacles added as required to meet code and add convenience. Light fixtures installed in three new closets, one existing closet, and utility room; new fixtures in dining room, on front porch, and on deck. Dimmers added to primary switchers in each room.

Architectural - Exterior

Front porch and rear deck rebuilt using AZEC TimberTech PVC decking and Classic Composite railing system; new PVC lattice panels below deck. Ramp to shed rebuilt using AZEC decking. New Therma-Tru PVC front door and Anderson Series 8 FullView Interchangeable storm/screen door; new pine shutters. Sunroom foundation wall finished with PVC; remainder of stucco foundation patched and parged as required; entire foundation wall painted. Garage door opening cased. New ramp on 750 SF shed.

Architectural - Interior

Kitchen: demolition of ductwork shaft in refrigerator area created more space for casework; new casework above and to the side of the new refrigerator. Dining room wall extended to separate dining room from stovetop workspace; new base cabinet and countertop left of stove. New wall cabinet right of sink. New wall tile above counter. New Faber Nova Pro range hood with VAM (Variable Air Management), GE stainless steel electric convection range no preheat air fry, GE stainless steel french-door refrigerator with water dispenser and ice maker, and countertop microwave. Full baths gutted: all floor and wall tile removed. New Kohler tub/shower units. New vinyl plank flooring with thermostat-controlled radiant heating. Four new closets: foyer, wet-bar area, both 2nd floor bedrooms. 2nd floor closet at top of stairs rehabbed. Foyer: new porcelain tile floor. Wet-bar area: demolition of unneeded ceiling-mounted ductwork provided sufficient headroom to install a wet-bar. Closet below stair plastered and painted; new storage cabinet installed. 2nd floor attic space thoroughly cleaned; suitable for storage. Garage rehabbed: walls and ceiling patched and painted; floor re-epoxied; PVC base added; heater repaired and thermostat added.
